Big Changes at Bitterroot Cabins
As with many businesses in 2020, it was an interesting year for Bitterroot Cabins to say the least! As our rental season got underway in March we were greeted with what every other travel and tourism business was greeted with, cancellations and confusion.
Thankfully, we were surrounded by an excellent staff, patient and understanding guests, and supportive property owners as we navigated the new normal of travel restrictions, lockdowns, quarantines and new cleaning standards needed to keep us all safe.
It was a difficult and challenging year for all involved, but we got through it and we were able to do our part in helping as many people as possible complete their Montana visits safely.
But that was just the start of the story of 2020. The rest of the story was about the suddenly red-hot housing market in the Bitterroot Valley.
We saw this trend developing in the fall of 2019 as five of our long time rental properties did not renew their management agreements so they could list and sell their properties in the coming year.
Since the onset of the pandemic, several more of our rental properties were sold by their owners as demand and prices for properties both grew rapidly. Within one year, our rental inventory was depleted by more than 1/2 of our properties.
Additionally, the hit TV show Yellowstone, which is filmed in the Bitterroot Valley, recently made long term plans for filming in the area. The talent, filming crews and supporting staff have greatly increased the demand for local lodging, and many area rental properties have been contracted for the exclusive use by the production for large blocks of time.
We were suddenly faced with rebuilding our rental inventory in the middle of a global pandemic and an inventory supply shortage, so like many businesses in many industries, we decided to make some big changes.
First Big Change – We Ceased Offering Property Management Services
Since 2006, Bitterroot Cabins has provided a comprehensive property management service to the owners of vacation rental cabins in the Bitterroot Valley. We managed getting the properties prepared for rental, advertising them for rent, managing all bookings and monies, and handling any guest services needed during a guests’ stay. Guests and owners both relied on Bitterroot Cabins for all aspects of the vacation rental process.
We completed our last management agreements and vacation rental contracts at the end of 2020, and we no longer offer this comprehensive property management service for owners or guests.
This ended a 14 year run of working directly with dozens of property owners, and thousands of guests who have visited the Bitterroot Valley and stayed in one of our rental cabins. This was an amazing journey for us and we are forever grateful for the opportunity and all the wonderful experiences.
Second Big Change – Bitterroot Cabins Website Is Now An Advertising Platform
Although we no longer offer property management services for owners or guests, we will continue to offer premium advertising and marketing services for owners of vacation rental cabins in the Bitterroot Valley.
For the first time we are welcoming owners and managers, who are not in a management agreement with Bitterroot Cabins, to advertise their rental cabins in the Bitterroot Valley on our website. We have our first couple of advertised properties up and running now, and we’ll be adding more in the coming weeks and months.
Advertisers set the pricing and policies for their properties, manage their calendars, manage reservations and bookings, and handle inquiries from guests. Bitterroot Cabins role will be limited to advertising these great local rental cabins that we think our past guests and future website visitors will love.
In the near future, we will expand the website to include Cabins for Sale in the Bitterroot Valley, expanding the advertising opportunities for owners of cabins in the area seeking buyers for their properties.

What These Changes Mean for Owners and Guests
Going forward, the Bitterroot Cabins website will still be the best resource in the area for guests to find quality cabins to rent for their visits, but Bitterroot Cabins will no longer be involved in the actual booking or management of the property or of a guest’s reservation.
Guests will work directly with the owner or manager of each individual property with any questions about availability, bookings, cancellations, amenities, check-in and check-out, or for resolution of any problems during their stay.
